Feasibility and capital stack

Start with the end value. Work backwards to a supportable site price.

Enter your assumptions below. The model estimates the residual land value and then sizes indicative senior debt to the lower of the selected loan-to-GRV and loan-to-cost limits.

Downside testing

A viable base case should survive difficult questions.

These scenarios hold the estimated land price constant and isolate one adverse movement. They are prompts for deeper analysis, not predictions.

Scenario 01

GRV falls by 10%

$0

Estimated profit and margin after a lower completed value.

Scenario 02

Build cost rises by 10%

$0

Estimated profit after construction, professional fees, contingency and finance respond.

Scenario 03

Completion delayed three months

$0

Estimated profit after the additional baseline finance period.

How to read the model

The calculator separates assumptions, calculations and lender acceptance.

1

User assumptions

GRV, costs, timing and leverage inputs are supplied by the user and have not been verified.

2

Residual value

The model deducts delivery, selling, finance and target profit before allowing for land acquisition costs.

3

Debt sizing

Senior debt is limited by the lower result produced by the selected LVR and LTC assumptions.

4

Professional review

A lender, valuer, QS and the borrower’s advisers may use different assumptions and methodologies.

Calculator questions

Understand what the numbers can—and cannot—tell you.

What is a property development feasibility calculator?

It is an indicative modelling tool that brings land, construction, professional fees, contingency, selling costs, finance and forecast revenue into one project view. It helps identify whether the assumptions warrant deeper professional and lender assessment.

How is residual land value estimated?

This model deducts construction, professional fees, contingency, selling costs, baseline finance and the selected target profit from forecast GRV, then adjusts for the selected land-acquisition-cost percentage. A valuer or professional feasibility may use different inputs and methods.

What is the difference between loan-to-cost and loan-to-GRV?

Loan-to-cost compares debt with total development cost. Loan-to-GRV compares debt with the forecast completed value accepted by the lender. Development debt is commonly constrained by both, so this calculator uses the lower amount produced by the two selected limits.

Is the calculator result a finance approval or valuation?

No. Every entry is a user assumption and every result is indicative. It is not a valuation, credit assessment, formal feasibility, financial advice, approval, offer or commitment to lend. Lenders and advisers must independently verify the project and may calculate costs, values and debt differently.
