Private lender
A lender or funding source that may assess eligible property-backed business finance outside a standard bank pathway. Criteria still apply.
Explore property-backed finance for a Perth business acquisition, commercial settlement, refinance or eligible corporate investment. Share the amount required, property address, existing debt and repayment plan so Basic Finance can assess potential lender fit. Approval, usable funds and timing depend on lender assessment.
These phrases often overlap in searches, but they do not describe one standard product. The useful comparison is the proposed security, ranking, net funds, total cost, term, conditions and repayment exit.
A lender or funding source that may assess eligible property-backed business finance outside a standard bank pathway. Criteria still apply.
A common search label for private or non-bank funding. The label alone says nothing about approval, pricing, leverage or settlement speed.
The facility may be structured as a first mortgage, second mortgage, caveat or another legally acceptable arrangement, subject to lender and legal assessment.
Compare the structure through our private loans Australia pathway or review second mortgage business loans. No label guarantees eligibility, approval or timing.
The predominant use of funds must be genuine, documented and compatible with lender policy.
Eligible industrial or service property with tenant, use and market evidence.
Selected office, retail and mixed-use transactions with contribution and cash-flow support.
Eligible regional property where market depth, access, use and exit are convincingly evidenced.
Defined business-purpose funding with milestones, value, debt and contingency mapped.
Hypothetical example, not a completed client transaction or funding offer. A company has a commercial purchase deadline in Perth, but the sale of another property will settle later. Before considering a bridge, map both settlement dates, property ownership, existing mortgage payouts and the net proceeds expected from the sale.
A larger headline facility does not necessarily solve the gap: retained interest, fees and debt payouts can reduce the amount available for the purchase. Compare usable funds with the purchase balance and transaction costs, then test whether the sale can repay the full bridge if it settles late or achieves a lower price.
For a regional WA security, provide the exact location, property use, access and available sales evidence. A lender accepting one Perth property does not imply acceptance of a specialised or regional asset. Review our short-term property finance options, with any proposed structure subject to individual assessment.
Purpose, amount, timing, borrower, cash flow, security and repayment source.
Identify documents, gaps, risks and the facts a lender must verify.
Compare term, security, repayment profile, total cost and lender fit.
Coordinate approval, due diligence, documents and settlement conditions.
Selected private and non-bank lenders consider eligible Perth and surrounding-region property. Availability depends on property, borrower, purpose, security, lender policy and exit—not on a claimed local office.
It is a commonly used search term for private or non-bank funding. It does not identify one product or guarantee easier approval. Compare the security and ranking, accepted value, net usable funds, total cost, term, conditions and evidenced repayment exit.
Up to 80% LVR may be considered for selected qualifying first-mortgage scenarios. Property type, submarket, ranking, capitalised interest and exit can require lower leverage.
Eligible commercial, industrial, mixed-use, development, land and selected residential security for a genuine business-purpose facility may be considered, subject to lender policy and accepted value.
A complete file can improve efficiency, but valuation, title and priority checks, lender approval, legal documents and cleared conditions still determine timing. No date is guaranteed.
It may be, when supported by realistic accepted value, net sale proceeds, marketing or sale evidence, timing and contingency. Asking price alone is not sufficient.

For a Perth or WA scenario, include the property address and postcode, property type and owner, company or trustee details, funding purpose, amount needed after fees and payouts, existing secured debt, settlement deadline and documented sale or refinance exit. For regional property, include access, current use and available valuation evidence.
Submitting an enquiry is not an approval or offer of credit.
