GST Funding for Commercial Property Purchases

Bridge the GST settlement gap.

Buying commercial property can create a short-term funding requirement where GST is payable at settlement and an eligible GST credit is expected later. Basic Finance can assess potential funding options for your business-purpose transaction.

Discuss your GST funding requirement

Subject to lender assessment and approval. No funding amount or settlement timeframe is guaranteed.

When this funding may fit

  • Your accountant confirms the transaction’s GST treatment and expected credit entitlement.
  • The settlement statement identifies a GST funding gap.
  • The proposed loan costs, conditions and repayment arrangements are workable.
  • You have a contingency if the expected refund is delayed or reduced.

Not every commercial property purchase attracts GST or creates an entitlement to a refundable credit. Tax treatment must be confirmed before relying on a refund as the repayment source.

What we need to assess

Provide a brief outline of the property, purchasing entity, purchase price, GST amount, settlement date and existing acquisition finance. Further assessment may require the contract, accountant’s confirmation, settlement statement and supporting borrower or security information.

Documentation and assessment requirements depend on the proposed lender and transaction. Streamlined assessment does not mean automatic approval.

Compare the complete funding cost

  • The net amount available for settlement after deductions.
  • Interest, fees, minimum charges and repayment dates.
  • Any security, guarantee or other conditions.
  • What happens if the GST credit is delayed, offset or less than expected.

A funding enquiry does not extend your contractual settlement deadline.

GST purchase funding is not ATO debt finance

This service concerns funding a purchase-related GST timing gap—not refinancing an existing overdue tax liability.

For the detailed background, read our commercial property GST funding guide. For an existing business tax liability, explore ATO debt finance.
