An equity release loan is new property-backed debt. It does not transfer ownership and it is not free cash. The structure must leave adequate equity, provide for interest and costs, and finish with a realistic refinance, sale or other verified exit.
Asset strength opens the conversation. Purpose, ranking, borrower position, serviceability or interest provision, legal checks and the repayment strategy determine whether the loan can proceed.
Accepted property value
Determined by the lender and valuation.
Less existing secured debt
Current mortgage and other secured obligations.
Less interest and costs
Where prepaid or capitalised.
Potential net release
Subject to assessment, approval and settlement conditions.
The strongest proposal connects the amount requested to a defined business outcome and a sensible repayment pathway.
Support stock, payroll, contracts, seasonal cash flow or another identifiable operating requirement.
Address eligible tax and commercial obligations where the new structure improves control and has a credible exit.
Bridge an eligible business-purpose purchase, settlement shortfall or timing gap.
Replace maturing, expensive or unsuitable business debt and create time for a planned exit.
Support a time-sensitive business or commercial property acquisition, subject to credit fit.
Fund eligible deposits, consultants, approvals, works or completion costs with an evidence-led plan.
The appropriate pathway depends on existing security, usable equity, purpose, timing, postcode appetite and the repayment exit.
| Potential structure | Indicative leverage | Typical considerations |
|---|---|---|
| First mortgage | Up to 80% LVR for selected eligible scenarios; lower limits may apply. | Payout and replacement of the prior first mortgage, accepted value, use of funds and verified exit. |
| Second mortgage | Case-specific combined LVR after first mortgage debt, interest, fees and costs. | First-lender terms, consent or priority requirements, title position and exit. |
| Caveat or short-duration structure | Case-specific; no headline LVR is assumed before legal and credit assessment. | State law, registrable interest, existing security, urgency and near-term repayment event. |
| Listed-for-sale equity advance | Based on lender-accepted value and recoverable net equity—not the asking price. | Agency agreement, active campaign, payout figures, selling costs, buyer evidence and contingency. |
Assessment guide only. Eligibility, amount, accepted value, LVR, ranking, postcode appetite, pricing, fees, interest treatment, term, timing and approval remain subject to lender criteria, valuation, due diligence, legal documentation and cleared conditions.

It is property-backed finance that allows an eligible borrower to access part of the available equity in Australian real estate for a genuine business purpose. The property remains owned by the borrower while the lender takes agreed security.
The potential net release depends on accepted property value, approved LVR, existing secured debt, ranking, interest provision, fees and costs. Up to 80% LVR may be considered for selected eligible first-mortgage scenarios, but many properties and structures require a lower maximum.
Potentially, subject to existing mortgage terms, combined leverage, consent or priority requirements, property, legal position, borrower and exit. Availability is more restrictive than first-mortgage finance.
Timing depends on a complete application, valuation, title and security checks, lender approval, legal documentation, existing mortgagees and cleared conditions. No settlement timeframe can be guaranteed.
