Acquisition
Finance the purchase of an eligible operating or purpose-built shared-accommodation property where the proposed use and borrower purpose fit lender policy.
Acquisition, refinance, development and stabilisation finance for eligible Australian co-living, rooming-house and shared-accommodation assets—structured around lawful use, real income evidence and a credible exit.
Shared accommodation can produce several room-based income streams, but lenders also examine approvals, operating complexity, valuation methodology and the property’s alternative use.
Finance the purchase of an eligible operating or purpose-built shared-accommodation property where the proposed use and borrower purpose fit lender policy.
Review an existing facility to improve structure, release eligible equity, fund works or align the loan with the asset’s current operation.
Funding may be considered for build, conversion, fit-out or compliance works, supported by plans, permits, costings and an experienced delivery team.
Shorter-term finance may help complete works, reach occupancy or establish trading history before a longer-term refinance, subject to a documented exit.
Room-by-room rent can improve gross income, but it is not automatically adopted in full. The lender and valuer decide how the asset and income are treated.
The same property can produce different lending outcomes depending on lawful use, evidence and lender appetite. The table below sets realistic expectations.
| Credit question | Evidence that helps | Why it matters |
|---|---|---|
| Is the use lawful? | Planning advice, permits, registrations, occupancy certificates and relevant safety documentation | Unresolved compliance can restrict lender appetite, valuation and exit options. |
| Is the income dependable? | Rent roll, agreements, bank statements, occupancy history, comparable room rents and operating expenses | Lenders may shade room income or rely on a different rental basis. |
| How will it be valued? | Comparable sales, vacant-possession evidence, trading performance and a clear description of the asset | Valuers may use comparable-sales, vacant-possession or income methods depending on the property and instructions. |
| Can the borrower service the debt? | Financial statements, tax returns, liabilities, forecasts and interest-cover or debt-service calculations | Strong gross rent does not remove the need to account for costs, vacancies and interest. |
| What is the exit? | Refinance pathway, stabilisation milestones, sale evidence, retained equity and contingency | A credible, timed exit is especially important for construction, bridging and transitional facilities. |

They are property-finance facilities considered for eligible shared-accommodation assets such as purpose-built co-living, rooming-house, boarding-house, student or key-worker accommodation. The precise structure depends on the borrower purpose, lawful use, property, income and lender policy.
Potentially, but not necessarily in full. Lenders and valuers may examine current agreements, banked rent, occupancy history, comparable room rents, operating expenses and compliance. Some may apply a haircut or use an alternative rental or valuation basis.
There is no universal LVR. Maximum leverage is assessed case by case and may be affected by asset type, valuation methodology, location, lawful use, borrower strength, serviceability, project stage and exit. A lower LVR may be required for specialised or transitional assets.
Eligible business-purpose funding may be considered for conversion, fit-out, fire-safety, building or other works. Lenders commonly require plans, approvals, a costed scope, builder details, contingencies and an appropriate completion and exit strategy.
The valuer follows the lender’s instructions and may consider comparable sales, vacant-possession value, alternative use, market rent or an income-capitalisation method. The room-by-room income model does not guarantee an income-based valuation.
