A clearer credit story

Commercial property risk changes with use, tenant and market depth.

Eligible uses

Capital for a defined commercial outcome.

The predominant use of funds must be genuine, documented and compatible with lender policy.

Owner-occupied property

Acquire or refinance eligible premises used by the borrower’s operating business.

Income-producing assets

Finance selected leased commercial property with verified tenancy and net-income evidence.

Value-add strategy

Support an eligible refurbishment, leasing or repositioning plan with cost, approval and exit evidence.

Portfolio refinance

Restructure selected commercial-property debt with clear cross-security, priority and cash-flow analysis.

Property risk map

One purchase price. Five very different credit stories.

Commercial-property finance is shaped by how the asset earns, how readily it can be re-let or sold, and what happens if the primary repayment plan changes. Property type is the beginning of the assessment—not the conclusion.

01

Industrial and warehouse

Access, configuration, clear height, loading, location and alternative occupier demand can materially affect value and liquidity.

Evidence: lease + market depth

02

Office

Grade, floorplate, fit-out, vacancy, incentives, strata position and local leasing conditions require close review.

Evidence: net income + incentives

03

Retail

Tenant covenant, foot traffic, lease expiry, outgoings, permitted use and the surrounding trade area drive appetite.

Evidence: tenancy + location

04

Mixed-use

The commercial and residential components, zoning, access, income split and sale market must be assessed together.

Evidence: use mix + valuation

05

Specialised property

Medical, childcare, hospitality and purpose-built assets may rely on licences, operator quality and viable alternative use.

Evidence: operator + fallback use

Choose the transaction pathway

Purchase, refinance and equity release require different evidence.

The asset may be the same, but the use of funds, existing debt, timing and repayment strategy change the credit structure.

Pathway 01

Purchase

Confirm the contract, settlement deadline, deposit, acquisition costs, accepted value, entity structure, occupancy plan and ongoing repayment capacity.

Pathway 02

Refinance

Verify every payout, current facility terms, reason for refinancing, resulting cash flow, security position and whether the new term solves the underlying issue.

Pathway 03

Equity release

Measure net usable funds after existing debt, interest, fees and costs, then connect the release to a genuine business purpose and credible repayment source.

Indicative product matrix

Match the property, leverage and exit—not just the rate.

This matrix is a starting point for business-purpose enquiries. Actual leverage, term and location appetite depend on the complete transaction and lender assessment.

Commercial-property pathway Indicative leverage Typical term profile Location appetite What drives approval
Purchase or refinance Up to 80% LVR for selected qualifying first-mortgage assets; lower limits commonly apply Short, medium or longer-term structures Australia-wide enquiries; strongest appetite in metropolitan and established regional markets Accepted value, property type, deposit or equity, borrower capacity and exit
Equity release Based on accepted value less existing secured debt, interest and costs Often short to medium term Metropolitan and marketable regional property preferred Net usable funds, ranking, business purpose, serviceability and repayment source
Lease-doc or income-led Case-specific; tenancy quality and net income materially affect leverage Medium or longer-term options may be available Established markets with supportable leasing evidence Lease term, tenant covenant, vacancy, outgoings and debt-service capacity
Specialised property Usually more conservative and property-specific Case-specific Depends on alternative use, market depth and saleability Specialist valuation, operator experience, licences, cash flow and contingency
Urgent or distressed refinance Conservative and based on verified equity after all payouts and costs Short-term, exit-led structure Marketable Australian commercial property, assessed individually Deadline, payout, title, valuation, default position, net requirement and credible exit

Frequently asked questions

Commercial Real Estate Loans Australia FAQs.

What property types can be considered?

Selected office, retail, industrial, warehouse, mixed-use and other commercial assets may be considered. Specialised or limited-market properties can require lower leverage or specific lenders.

Can commercial real estate loans reach 80% LVR?

Up to 80% LVR may be considered for selected qualifying first-mortgage properties. Asset type, location, tenancy, borrower, interest treatment and exit can require lower leverage.

Are owner-occupied and investment properties assessed differently?

Yes. Owner-occupied property often relies more on business cash flow, while leased property also requires tenancy, net income, vacancy and market-rent analysis.

Can capital works be funded?

Eligible works may be considered with budgets, approvals, contingency, drawdown controls and an evidenced completion or refinance plan.

What is accepted value?

It is the value the lender uses for credit assessment, often based on an instructed valuation. It may differ from purchase price, asking price or borrower estimate.

Can a specialised property be financed?

Possibly, but hotels, childcare, service stations, purpose-built facilities and other specialised assets often require specialist valuation, lower leverage and stronger operator evidence.
