Business Loan Refinance & Debt Consolidation

Daily repayments. Multiple lenders. One clear refinance review.

Assess My Refinance OptionsCall Aaron: 0439 462 664

Explore whether available property equity could help refinance existing business loans into a more manageable structure. We assess current payouts, total funding costs and a realistic repayment pathway—not just the amount you want to borrow.

Business-purpose finance only. Suitable property security and lender assessment required. Approval, savings and settlement timing are not guaranteed.

A better debt structure starts with the whole picture.

Several daily or weekly deductions can leave a trading business short of cash for wages, rent and suppliers. Refinancing may help where the business has a supportable plan, sufficient usable equity and a clear way to meet the replacement facility’s obligations.

Important property risk: Refinancing unsecured business debt into secured finance puts the property offered as security at risk if the new loan is not repaid. Smaller regular payments do not necessarily mean a cheaper loan. Capitalised interest and a final lump-sum payment must also be considered.

May be worth assessing

  • Multiple business loans with repayments that do not match cash receipts.
  • An identifiable, contained reason for recent repayment pressure.
  • Suitable property equity after existing debt and all transaction costs.
  • A credible servicing, sale or refinance strategy supported by evidence.

Refinancing may not help

  • The business would immediately need to borrow again to cover ongoing losses.
  • The proposed exit depends on an uncertain future approval or optimistic sales.
  • Total costs outweigh the benefit or there is insufficient usable equity.
  • The debts are personal or household liabilities rather than eligible business debts.

If the business cannot meet its obligations, obtain independent accounting, legal or restructuring advice. The Small Business Debt Helpline provides free support. A creditor payment arrangement may be more appropriate than another loan.

What business debts can be considered?

Subject to lender policy and assessment: unsecured business loans, merchant advances, business overdrafts or cards, eligible equipment-finance payouts, supplier liabilities and verified business tax debt. We review each facility separately; an existing low-cost loan with suitable terms may be better left in place.

Adding working capital also increases the borrowing requirement. It should be supported by a documented cash-flow need, not used to hide an unresolved operating shortfall.

Choose the structure—not simply another lender.

First-mortgage refinance

Replace existing property finance and eligible business liabilities where the combined structure is appropriate. Compare the cost of replacing the current mortgage as well as the business debt.

First mortgage business loans

Second-mortgage finance

Potentially retain a suitable first mortgage and access equity behind it, subject to consent, priority, combined exposure and lender requirements. Existing first-mortgage repayments remain part of the assessment.

Second mortgage business loans

A short-term private or caveat facility is not a routine long-term debt solution. It needs an evidenced repayment event, realistic timing and contingency. Review our short-term property finance approach.

These are illustrative scenarios, not client case studies or promises of funding.

Several lenders, daily deductions

A trading business has several business-loan repayments leaving the account before customer invoices are collected. The first question is whether replacing those facilities improves the complete cash-flow position after fees and all remaining repayments.

Bring to the review: each lender’s payout figure, repayment schedule and a current cash-flow forecast. Compare the balance due at the end of both options—not just next month’s deductions.

Keep a suitable first mortgage?

A business owner wants to refinance business debt without automatically replacing an existing property loan. Compare retaining that mortgage with a second-ranking facility against a full first-mortgage refinance.

Decision point: usable equity, priority requirements and the combined cost of both facilities. Keeping the first mortgage does not remove its repayments.

A short-term business loan is nearing maturity

The existing facility needs repayment before the planned sale or refinance is ready. Start with the actual maturity date, updated payout and evidence of the proposed exit.

Decision point: whether the replacement gives enough time for a supportable plan, including a contingency. Another short term does not solve an uncertain exit.

Repayment pressure is becoming an ongoing loss

If fresh borrowing would mainly fund recurring losses, refinancing may add property risk without resolving the cause.

Decision point: seek independent accounting or restructuring advice and consider creditor arrangements before committing property security to further debt.

Request a business refinance review

Compare cash-flow relief with the debt still owing.

Illustrative arithmetic only: not a customer transaction, quote, available rate or recommendation. Assume $150,000 of verified business-loan payouts and $10,000 of financed transaction costs. A hypothetical $160,000 facility at 12% annual interest, interest-only for 12 months, would look like this:

Measure Existing business loans Hypothetical replacement
Regular payments $5,000 per month $1,600 interest per month
Cash payments over 12 months $60,000 if unchanged $19,200 interest
Balance after 12 months Must be calculated from each lender’s schedule $160,000 principal due in full

The $3,400 monthly cash-flow difference is not a saving calculation: the replacement has not reduced principal. It carries $29,200 in assumed interest and transaction costs over the year, with $160,000 still needing repayment. A genuine comparison also needs the existing loans’ remaining interest, payout charges and amortisation schedules. Any retained first-mortgage payments are additional and excluded from this illustration.

Actual pricing, term, interest treatment and costs depend on assessment. Include application, establishment, brokerage, line, valuation, legal and discharge costs where applicable, plus extension and default provisions.

From enquiry to an informed decision

Use our business loan refinance document checklist to prepare payouts, property details and cash-flow evidence for your review.

  1. Initial review: share the business-debt total, current repayments, approximate property equity, timeframe and contact details.
  2. Verify the position: reconcile payout letters, mortgage statements, business bank statements, current tax position and any arrears or notices.
  3. Compare options: assess net funds, ongoing cash requirements, total costs, security risk and repayment at maturity.
  4. Due diligence and settlement: complete lender and legal requirements and confirm how approved debts will be paid out. An application does not suspend existing repayments or enforcement deadlines.

Do not send identity documents or full financial statements in the initial enquiry. We will explain the appropriate document collection process after the initial review.

Common questions

Can I apply without property equity?

This service focuses on property-backed refinancing. Without suitable property security and usable equity, this pathway may not be available. We cannot promise an unsecured alternative.

Can you consider late payments or bad credit?

They need to be disclosed and assessed. Equity alone does not guarantee approval. The cause, current trading position, lender policy and repayment evidence all matter.

Can business tax debt be included?

Verified eligible business tax liabilities may be considered within a wider refinance, subject to assessment. See our ATO debt finance information.

Will consolidation mean one repayment?

Not necessarily. A second mortgage leaves the first mortgage in place, and some existing facilities may be retained. We examine all ongoing obligations together.

Will refinancing repair my credit file?

It does not erase accurate adverse credit history. This is a funding assessment, not a credit-repair service.

For a fuller explanation, read our business debt consolidation guide.

Let’s assess whether refinancing improves your position.

Start with your debt amount, current repayments, approximate property equity and required timeframe. No guaranteed approval or obligation to accept a proposed facility.
