Bad-Credit Business Loan Rates, Fees and Repayment Risks
The advertised rate rarely tells the whole story. A meaningful comparison considers net usable funds, interest method, fees, repayment frequency, term, security, guarantees, default provisions and the cost of the intended exit.
General information for genuine business-purpose finance only. Eligibility, pricing, timing and approval remain subject to lender criteria and verification.
Compare dollars, timing and risk—not one percentage
Pricing for credit-impaired business finance varies with the borrower, credit events, cash flow, security, ranking, amount, term and evidence. Generic rate promises can be misleading before the lender has assessed the complete file.
Ask for a written breakdown showing the gross facility, every deduction, net proceeds, scheduled repayments, maturity amount and possible costs if the exit is delayed.
What may affect the total amount paid
Interest calculation
Confirm whether interest is charged on the full facility, drawn amount or another basis and whether it is paid, retained or capitalised.
Establishment costs
Review lender, platform, brokerage and other upfront charges.
Transaction costs
Valuation, legal, title, registration and search costs may apply to secured facilities.
Repayment frequency
Daily or weekly repayments affect working capital differently from monthly payments or interest retained at settlement.
Default and extension costs
Understand default interest, dishonour fees, extension pricing and enforcement expenses.
Exit and discharge
Check early repayment, minimum-interest, discharge, refinance and maturity provisions.
Calculate the facility in five stages
Start with gross amount
Record the approved or proposed facility limit.
Subtract deductions
List payouts, retained interest, fees, legal and valuation costs.
Confirm usable funds
Compare net proceeds with the itemised business requirement.
Model every repayment
Include scheduled payments, maturity balance and a realistic downside case.
Test the exit
Allow for delays, refinance criteria, sale costs and contingency.
Short terms can magnify small forecasting errors
A facility may appear manageable on average revenue but fail during seasonal or slower periods. Repayments must be tested against tax, payroll, suppliers, rent and existing debt—not simply gross turnover.
Where property or another asset is pledged, default can create enforcement risk. Where guarantees apply, directors or third parties may also have personal exposure under the documents.
Moving unsecured business debt onto property security
A smaller regular payment does not by itself establish that refinancing improves the position. Compare the existing payout figures, remaining repayments and balances with the replacement facility over the same period.
- Security changes: property offered for the replacement debt is at risk if the loan is not repaid. Review guarantees and existing security rather than relying on the label unsecured.
- Principal may remain: interest-only payments do not reduce the loan balance. Retained or capitalised interest can also make the initial cash-flow position look better without reducing total cost.
- Other repayments continue: if the first mortgage remains, include its payments alongside the proposed second mortgage and any retained business loans.
- The exit must be evidenced: identify the amount due at maturity, the repayment source and a contingency for delays. A future refinance approval cannot be assumed.
For example, replacing principal-and-interest repayments with interest-only payments can release cash each month while leaving more debt outstanding at the comparison date. Describe that as cash-flow relief, not a saving, unless the full cost and balance comparison supports the claim.

Where the business still cannot meet its obligations under a realistic forecast, seek independent accounting or restructuring advice before adding secured debt. Refinancing is not a substitute for resolving continuing operating losses.
Rates, fees and risk FAQs
Why can bad-credit business finance cost more?

What is net usable funding?
It is the amount available for the business purpose after approved payouts, retained interest and transaction costs are deducted.
Is the lowest rate always the best option?
No. Term, fees, repayment profile, security, guarantees, conditions and exit costs can materially change the overall outcome.
