Frequently asked questions

Advance Rental Income Finance FAQs.

What is advance rental income finance?

It is funding that may bring forward selected verified future rental income for an eligible business purpose. The legal structure and lender policy vary.

Is all future rent available upfront?

No. Lenders may discount rent for time, risk, outgoings, vacancy, incentives, costs and existing claims, and may limit the advance period.

Does the tenant need a long lease?

Lease term and tenant quality are important, but no single feature guarantees approval. Breaks, options, arrears and market rent also matter.

Can residential rent be advanced?

Basic Finance Loans handles eligible business-purpose finance only. Ordinary residential-investment credit and consumer purposes are excluded.

Will existing lenders need to consent?

Potentially. Mortgages, assignments, security interests and loan covenants can affect priority and rights to rent. Legal review may be required.

What happens after rent is advanced?

The business must plan for reduced future rental receipts or the agreed repayment mechanism. Post-advance cash flow must remain sustainable.
